PENN SUBURBAN ABSTRACT, LLC is a fully licensed insurance agency issuing title insurance and providing closing services. We issue title insurance through First American Title Insurance Company. We are an approved closing agent for most major lenders and brokers, for purchases as well as refinances. We also handle construction loan closings, cash transactions and land installment contracts. We provide settlement services for several relocation companies as well. Our services include closing at the location of your choice.

TITLE INSURANCE
Title insurance is a form of indemnity insurance predominantly found in the United States which insures against financial loss from defects in title to real property and from the invalidity or unenforceability of mortgage loans.
CLOSING
Closing (also referred to as completion or settlement) is the final step in executing a real estate transaction. The closing date is set during the negotiation phase, and is usually several weeks after the offer is formally accepted. On the closing date, the ownership of the property is transferred to the buyer.
